Terms and Conditions for Glencanisp.

1. Reservation Deposit  -  £250.00 per week let.

Housekeeper Deposit: A deposit bond for damage of  £100.00 is payable at the time of booking, any damage (if applicable) will be deducted from the bond and the remainder refunded to you within 7 days. If any damage costs exceed the Bond Payment, Glencanisp reserve the right to automatically charge the client for any excess.

3. Reservations - are considered confirmed only on receipt of the Reservation deposit and subject to the acceptance of the reservation. The client becomes liable for the full balance of the rental six weeks prior to arrival at Glencanisp. Sending a deposit will be deemed to be an acceptance of all the Terms and Conditions herein. Failure to pay the balance of rent by the due date will be treated, as cancellation and no refund will be made.
Reservations made
within six weeks of arrival date, require full payment to be made at the time of booking.
The Principal Guest undertakes that all members of their party understands and adheres to the Terms & Conditions of the booking contract.

Please note,

The Vendor does not accept bookings from
Hen or Stag Night Parties.

Cancellations: If any booking is cancelled more than six weeks prior to the booking date then a full refund will be given, bookings cancelled within the six weeks due date, will not be refunded unless a late booking replacement is taken.
All cancellations must be confirmed in writing and received before the due date.
Please note - When you reserve Glencanisp you are entering into a legally binding contract.
Period of Let: This will normally be on a weekly basis from Saturday to Saturday. Rentals begin at 4.00pm on the day of arrival and end at 10.00am on the day of departure. Any delayed departure may incur additional charges.
The exception will be Christmas & New Year – these will be weeklong bookings depended upon where the dates fall. Arrival & departure times remain the same.
Inventory: An inventory of all the contents is kept in the ‘Welcoming’ folder. If there are any “accidents” during the stay please make a note on the forms provided. You will be required to pay for replacements.
Glencanisp will be cleaned before you arrive and it is expected that Glencanisp will be respected and that it will be left in decent order for the next guests.
Any extra cleaning charges received from our contract cleaners for excess cleaning, will be automatically passed on to the client.
7. Restrictions on Rental: The owners reserve the right to refuse rentals or terminate a rental for improper use or unacceptable behaviour.
 Rentals will not be accepted by anyone under 18 years old.
 It is also a condition of booking that Glencanisp cannot be sub-let to a 3rd Party by the Principal Guest. If this is found to be the case, the 3rd Party will have no legal right of occupancy and will be required to vacate.

8. Dissatisfaction: Should a client be dissatisfied for whatever reason with the accommodation secured they must notify the owners within 2 hours of arrival. The Client must also notify the owners immediately of any damage or defect detected during their stay. Failure to do so may result in the Client being liable for any damages or defects. The owners may inspect the property at any time during the rental period.

9. Bed Linen: Bed linen and towels for maximum occupancy are provided.

10. Cots, High Chairs and Stair Gates: are provided free of charge. Please state how many are required when booking prior to arrival.
  Bed linen is NOT provided for the cots.

     Stair gates: The stair gates will be fitted at the bottom and top of the stairs. They are for use only under adult supervision, and are used wholly at the clients’ own risk
Liability and responsibility: The owners cannot be held responsible or accept any liability for loss or personal injury whilst in the property or within the grounds. Vehicles and their contents are parked at your own risk within the grounds.
Exclusion of The Rent Act: The contract effected on confirmation of reservation relates to a holiday let only and is therefore not an assured tenancy in terms of Housing (Scotland) Act 1988. This confers on the client the right to occupy the property for the period agreed for holiday purposes only, in terms of Schedule 4 Section of the aforementioned Act.
Adverse Travel Conditions: In the event of road closure due to adverse weather conditions or any form of 3rd party industrial action the owners cannot be held responsible for non - arrival of clients at Glencanisp and no refunds will be given.

14. Utilities: The owners can not be held responsible for any failure of Utility Services to Glencanisp, e.g. electricity, water supply, waste water services, TV signal, refuse collection, oil or log delivery by 3rd party suppliers which is totally beyond the owners control. No refunds will be given in the event of any supply or service failure.

15. Digital Sky Television: The Sky TV package is the basic plus Entertainment and Kids package.
Smoking: Glencanisp is STRICKLY NO SMOKING within the property.

17. Candles: Due to the high fire risk, candles are not allowed in Glencanisp.
Items left in Glencanisp: A minimum admin fee of £5.00, plus any postage & packing will be levied for return of items left after your stay.

Pets: Due to the risk of allergies to our guests, we are unable to accept pets.
Car Parking: There are a number of designated parking spaces to the front of the property and one at the rear – the driveway is to be kept clear at all times.
Valuables left within parked vehicles are at the vehicle owners’ own risk.
The vendor takes no responsibility for any damage coursed to parked cars on the premises at any time.
Noise Levels: All guests are respectfully requested to ensure our next-door neighbours do not experience noise over and above an acceptable level and respect their privacy at all times.

Terms and Conditions: The owners reserve the right to change or amend the terms and conditions at any time.

23. Extraordinary Circumstances Clients should be aware that the owners of Glencanisp accept no liability for events totally beyond their control, e.g. destruction of property due to flood, fire, earthquakes or acts of God; or that the property is un-inhabitable due to irreparable damage or on Health & Safety issues that could not reasonably have been foreseen. Any arising issues re: refund of rentals in such cases, is contractually between the client and the owner.
